Had some questions on private lending, and I figured this was the place to ask!

My Condo has a private entrance, 3 bedroom 2 bath, and allows dogs with NO weight restrictions which is pretty uncommon around here. 

I'm not in rentals, but just living nearby and gauging the pulse of the conversation here and in my REIA Philly is very hot right now depending on where you're looking.

Hopefully my post can get a conversation started about this type of financing.

When I was living overseas I was doing private lending for other people that were flipping homes.

My Question: Can anyone give me a scenario or attempt to spell out for me how I would go about using private money for what I'm doing?

We wouldn't be having this conversation without the freedom we're allowed.Like @Jonathan White said - maybe you can get a 2-4 unit with your VA loan and have your wife move into one of the units so that you meet the occupancy requirement.

Your friend probably paid private money rates which can be as low as 2% -10%.
