It could be the breaker as well (out dated, faulty, corroded connections) I would start with checking those things as well as determining what else is on that breaker to see if it is overloaded.

He even renewed your lease after he had been defaulted and a sale date had been set when he knew damn well he only had days of ownership left.I constantly encounter prospective tenants that are in similar situations, except many of them signed a lease and put down a security deposit right before the sale.

Hey guys,I did some digging on the topic and I'm sure it is somewhere in the archives, but I can't seem to find anything about "quiet costs" (taxes, insurance, cost of money etc) when determining max offer.From what I understand the standard formula is: ARV x .7 - repair costs - assignment fee = MAO I don't see anything about quiet costs in that formula.
