I have a legal business in the U.S. that has been open 1.5 years and I'm wondering if anyone has any good recommendations for a personal or business loan that will give me the best rate for this purchase? 

I took two business law courses in college.

I have already started a rental LLC with a partner in another state, but we are still new to this business. 

If dealerships are interested in leasing to operate their business I imagine the leases are triple net?

My husband is much more involved in the day to day operations of the business.

The auction is the following Tuesday at 10am and you have only 4 business days to close the title, pay off the bank, AND MUST MOVE OUT THE OWNER!!!   

If you don't have these, I would avoid raising capital, but here's some tips on top of my mind:- Sometimes, it's better to start with debt instead of equity.

Hello,I am a young investor looking to get knowledge on how to utilize seller financing to obtaining 2nd rental property.I bought 1 single family home in Tilbury, Ontario in 2021 and it is not cashflowing AND not able to sell right now as locked in mortgage until 2027.I do have some cash, but not enough for a 2nd property, and I seen plenty of off market seller financing - but I just don't understand the whole seller financing business to obtain.
