You can made money anywhere even counties with no growth even negative growth, but its easier where there is growth.

You can have no credit if you haven't had anything in your  name credit cards , loans etc.

There is very low crime, no drug problems, everyone under the sun wants to buy a house here.

Your best bet is doing a DSCR cash out refinance with no seasoning if you can show you improved the property.

NV has no state income tax, 4th lowest property taxes, landlord friendly, and major tech and manufacturing job growth.

There are plethora of landlord platforms that force you to use their own 3rd party banks to deposit rent and charge $2.5-$5 per transaction to directly ACH into bank of your choice (ex: I love Chase Bank).

No way I am dealing with that unless I can own enough of the units to essentially control the thing.
