The real value of real estate investing is long term ownership of the property - So go out and buy something - maybe spend your energy negotiating the purchase of a rent ready property available on the MLS ... find a good agent and track down a moderate deal that has been on the market for a while... maybe something that just needs freshened up a bit - get an inspection and negotiate the heck out of the deal!!

If (Gross Revenue X 78%) - operating costs - mortgage payments is > $0, it looks good.Again, it's quick math (my accountant would not approve) but it gives me a good idea of what we are looking at and if it makes sense to invest the time, energy, and money into writing a contract and going through the due dilligence.

That would be on the lower end of cost for me for the boiler system. ( I have 2 set up this way with new high efficient boilers)If they are individual forced air or electric heat, paid by tenant.. 202.58 is high.You could look into Focus on energy.
