So without stipulating a location it is hard for anyone to say this can or cannot be done.  

Do you think that is accurate if the only difference between the condos is location?

There were tenant-owned blinds in the window prior to this.

There are a couple little houses (2bed/1.5bath) located close-ish to the college so I was wondering if they would be worth getting as a first time investor.

If rentals are allowed, they will have rules for that must be gone through such as approving the lease prior to the tenant moving in.

This is part of the research you need to do prior to bidding.

I think this might allow me to pursue a better deal since I would not be as worried about the location.
