Comps should be within 1/2 a mile to 1 mile away preferably. 30 minutes away is light years away for determining comps.Crossing state lines aside, your market can be completely different from one street to the next let alone a completely different city.

As for labor you gotta ask one of your local contractor how much they're charging to do carpeting for That X sqft.If you don't wanna do all that you can simply use $10/sqft for light rehab, $15/sqft for medium rehab and $20/sqft for major rehab and get your numbers that way.

In fact I think I have Dyscalculia (it's a learning disability where a person has difficulty comprehending and manipulating numbers).I know I can't escape numbers if I want to go into real estate, but there has to be a few careers in RE that are more math light than others.

The units are separated for electricity, but it has a separate meter for outdoor security lighting and indoor hallway lighting which I see as a very good thing as in Massachusetts the Tenant/Landlord laws are incredibly strict and tenants paying for common space utilities is a big no no.

We have 40k right now and have 2 properties in CO to sell and we will have another 100k. right now we have a house on the market and that will net 25k and we are currently working on another that will be completed by August to net another 25k I'm not saying we are doing bad I'm just tired of the super long hours and feeling there is no light at the end of the tunnel.
