No way would I pay someone else $10,000 just so they would take half of my earnings.I think you could do better for yourself just using communities like this and taking $10,000 and to learn as young go.

For rentals I typically prefer going with LVP flooring, affordable cabinets etc. but one thing I like to spend $ on is countertop as its used often so I will go with an affordable solid surface top. 

I don't know MA laws, so generically:1) Do you need any lead paint, bed bug, or sex offender disclosure? 

I retired early and knew it was going to happen so I put as little as possible into restrictive retirement accts.  

I live in Los Angeles so will be investing long distance.

Denver is an attractive metro for a few reasons, so I downloaded monthly price and rent growth at the zip code level from Zillow’s public housing data.I then used a ranking algorithm to sort the top 10 zip codes for investing based on monthly average price growth and monthly average rent growth (both by percent growth), from 2019-2024.

So now you have 130k in equity still.Your payment on each loan is 850/mo. 

So a good COC return is a lot easier to obtain when using leverage.
