My situation unfortunately disqualifies me for a conventional loan at the moment, as I only have 1 year of work history/tax returns in the US.I was previously employed in the UK, however due to a 1 year gap in employment history (whilst I was going through the immigration process and was legally not allowed to work) my lender has told me they will not be able to complete the loan.This leads me to commercial loans!

First off, I echo what @Chai Xiong said above--make sure it's legal before you start.

I did that, won the home (it was an online auction) and I have no regrets.

At last, after being tossed from people to people I finally received an answer that all the information was online.

After they review your docs and do the appraisals you can choose the best bank to go with.I applied online which made the process much faster than coming to the branch.

Think about all the "what ifs" that could go right or wrong, and figure out how you want the business legally structured.
