As we pompous lawyers like to say, equity favors the vigilant, not those who sleep on their rights.Personally I would consult with a New York lawyer.  

@Mindy Jensen Here is a straw man answer to the the generic LLC question.  1) If you don't have either a lot of assets in banks, brokerages, or real estate OR a big W-2 income that could be garnished, stop here and don't bother with entities.  2) If you are in California, the minimum franchise tax of $800 per LLC per year makes LLCs an expensive approach to asset protection.  3) If you are buying single family homes and want to get mortgages it is way less expensive to buy and borrow in your own name.  4) If you are still reading this because you are wealthy, live outside of California, and use commercial lenders, then you definitely have a lawyer you can talk to, so why are you asking this on the forum?

I don't normally sign stuff without a lawyer or creditor making me.  :-)

The reason you don't find CPAs and Lawyers sharing firms, most of the time, is that there are restrictions in most states on the ability for non-lawyers to have an ownership share in a law firm, which limits the ability for lawyers to associate with other professionals.

I have been doing a lot of research on LLC's and what state I should start one in but I think its time I reached out to a CPA or Lawyer that knows better than me so I can get the proper entity setup. if anyone has suggestions or knows individuals I can contact on the matter please feel free to PM me.

Before paying a lawyer offer then assistance in finding them another place to live or as many people have mentioned,  cash for keys.

Odds are it's "legal nonconforming," is grandfathered in, and will not present any issues.But, yeah, I'd check with a local RE Lawyer during my inspection period once in contract.

If he is successful he will have a manager, lawyer and accountant that you will probably have to go through as well.

And if you're worried about death, talk to an estate planning lawyer. 

I believe she should consult with a lawyer at some point.
