I can't speak to this exact builder or market, but I can say that many production builders offer huge closing costs, but it's often a marketing ploy and they know that you can't use at least a big chunk of that. 

Like you said time, or trust, or reliability etc...In my case, as I am a real estate agent focused only in investments, i can bring deals, contractor who are investor friendly, good lenders, partnership with other investors i know etc... + those non-tangible things that I mentionedDefinitely!

These "bandit" signs are everywhere in NYC and I have yet to ever come across someone who has called them to actually sell their property - most people I know have looked up something online and landed on an option through that route. 

I know the freeze damage happened first because if the copper pipe theft had happened first the freeze damage would be less extensive than it was.You need to know what vlaues are before you start. 

In my area around Flower Mound they are still allowing it but prices are high.I know that new builders in the Fort Worth area are allowing it too, but most of them are.small builders and you need to dig in to find them.

The problem I see is the masses have not understood the advantage of purchasing a duplex.As far a Lennar is considered an entry level builder, I don't see that their neighborhoods in general have very good price appreciation, unless they are in a unique area where the location is exceptional.I think that prices are falling, and that you should be able to find a deal, the I-35 Corridor from  San Antonio to Austin is a very hot area.Here is an example of a property that was listed for $342,000, and the list price is down to $300,000, with a price drop of $20,000 on 7/29. 1261 Stone Rim Loop, Buda, Texas 78610, If you need any comps or info, just let me know, I'm a licensed Broker in Texas, and I have MLS access across the state.Also, I'm not sure if you know, but you can split your 1031 exchange and purchase multiple properties instead of just 1 property.

I am working with the city for approval and have a cost estimate from someone I know of 250k to build another duplex on the property and eventually multiple duplex.
