Pick up a side “gig” to make extra money above and beyond your income…don’t let pride get in the way (I did when I was your age; new car, nice clothes, one job because I “went to school” to work one job; BS).

All do the job just fine.If you think you'll want to get new tenants at some point, late spring/summer have been the easiest times for us.

My wife and I work full time jobs, so dealing with tenants is a low priority. 

Take demographic changes, job growth, and economic stability into consideration.

When do people typically "ditch" their jobs?

On the other hand, if you self-manage, you are more likely to do well but you earn yourself a new job.
