I have thought of spray foam which creates its own vapor barrier but it is way too big of a job for the standard DIY kits.

If your income (like a job) is over $150k, any paper losses that this property might generate will be locked up tax-wise until some future point: either your income drops, or you have some passive income, or you sell this property.If your income is below $150k, you are likely to see some tax benefits right away.

Here's how I would have probably dealt with it: 1) Check the lease. 2) Order a new fridge and cut a check for $180 to tenant.
