The WaMu appraisers seemed to purposely take the lowest comps into account.Main problem is most of the comps on the MLS involve investor transactions, REOs, bank sales, or some other type of motivated seller.

If the prime rate was to climb a few points, I am willing to bet all the banks will jump back on board.I have not had a problem with my HELOC from my credit union to date (knock on wood) and they seem to have the lowest rates, lowest fees ($0), and the simplest approval process.

It may also involve getting a second or third job, offering to work for free to successful investors or moving into a less expensive place.No one said it would be easy, but if this is what you really want, you can succeed, you just have to know your why, and start putting the pieces in place to get to where you want to be.

A competent Property Manager should definitely be involved in developing the scope of work, especially if the investor is inexperienced.
