Inspector inconsistencies and lead time for all the paper work is a pain, but less evictions/hassles is a bonus.

I self-manage my own rentals (dont need a license to self-manage thankfully) and its a giant pain in the butt.  

Property management folks, what are your pain points here?

The two most important things you can find out from a seller are 1> what is their biggest pain point (it's not always straight cash) and 2> where are they going when you buy (or sell) their house.

If not, I would never hold them as rentals (can't imagine the pain of rental with septic).

Less painful then legal fees, harrasment and you can get a new tenant.All the best, John

Just putting my experience out there to remind others that life happens and to keep someone else from unnecessary pain.  

We let them talk about how hard it was for them, let them express their pain points.

Shortsales can be painful, but if you can be patient you may still end up with a decent deal.
