I'm currently reading David Greene's Long Distance Real Estate Investing book, and just absorbing as much info as possible.I moved to Southern California from New York about 3 years ago, and am loving it in here. 

As I get closer I want to make sure i hav the right systems in place to give existing tenets and new tenets proper leases, give them my contact info and get an auto rent pay system in place.

From the limited info I've gathered I think you are getting to lost in the numbers.

I recently picked up two books which are Brandon Turners rental property investing and little or no money down book, both have been great so far but i know this is just the beginning on my great real estate journey and i will need to obtain more knowledge. i have a question that i want to get off my chest and i have been itching to ask, for all my experienced investors and not so experienced investors if you where my age or if you are my age, the information that you know now and situations you have experienced what would YOU do if you where in my shoes to start off?

Here's the general info on the situation. - Unit is a half duplex in a class A area and needs a lot of updates, but the rent should be close to 1% once done.

I went ahead and submitting info to get pre-qualified with him as well.My mindset was, I might as well talk to a number of lenders and get pre-qualified with a few of them at around the same time so all the credit pulls count as one.

Does anyone have any info on executing a 1032?
