You continue to 1031 slowly consolidating into properties that are easier and easier to manage or passive in nature like TIC or Delaware Statutory Trusts or land leases, etc.  

Yeah, I've noticed some properties need a bit of work, nothing major, and I think those are the ones that will most likely bite.I wondered because I see properties listing for say $100k, but one would naturally assume if you came to someone and said "I'll give you 63k cash", that they'd like balk at the idea. :)

A small number of unhappy customers is natural, because you simply can't please everyone.

I'm interested because I thought only a natural person (with a SSN) can apply for an EIN.  

How old are the collections and what's the nature of the collection account?

Notably the tenant lies about their Visa status during the application process, and also withheld employment details (as a cover up of the illegal nature of the work).

We like the physical nature of it, the steady streams of monthly cash flow, that it can provide a service to the community, and with investment it can help to improve the quality of life in the local community as well.

In my opinion there is no sucj thing as " no risk" simply becayse its the nature if the business.  

I'm sure it can be done, however its going to be a little more difficult than in a part of the country where SFH prices are naturally low.  

Every county has their own procedures and some seem to have purposely made them as difficult to navigate as possible.But don't get discouraged, once you figure it out and look up a couple of hundred probate cases, it will seem natural....
