My favorite part is that we can take the percentage of the structures assessed value (assessed improvements value / assessed total value [including land] = Percentage) and the play our purchase price by the percentage to get our depreciable basis (not including acquisition/closing costs, of course).

Make sure to ask about including errors and omissions policy, then if something happens like a software malfunction, etc. and you cost the homeowner thousands of dollars, you have insurance to cover that.Safely or Waivo are nice to have as well, they cover damage from a guest including sheets and towels, and I think also thief.

However, in many cases you likely won't be able to obtain by-laws until you are under contract.I would have your attorney include a specific "HOA" rider in the contract for this exact reason- It basically would require that you have ample time to review the governing docs of the HOA, such as master deed, current by-laws, current year’s budget, and last two years of audited financial statements, association meeting minutes, etc.
