I agree with Chris, and a friend of mine loves renting to the military, but, some points to consider:Their military affiliation hasn't prevented their 600 credit score.With 15 years in, it's probably less of a concern, but I'd make sure the enlistment isn't ending before the lease.My friend whines that in order to rent to the military, they have someone inspect and determine what they believe fair rent is, and they negotiate the rent down, and the service member gets a housing allowance based upon their determination of rent.

So, again, set goals, make them as rigid as possible, but understand there will be insurmountable events that prevents you from going the same direction.At 18, you have a lot of time to make mistakes and refine your goals.Good luck!

And they tend to not be the ones who just skip out without paying the last month's rent.So, in the end, you have those with good scores who will keep in good standing without need for threat of lowered scores, and then you have those with not so good scores who have already proven they don't care much about the scores.I do use that threat with all tenants right up front - that I will report to credit bureaus if payments are missed(those who have bad and are fixing it are the ones we want to target primarily here), but as I said, in practice it's not going to prevent the bad ones from doing things the bad way.

I will be implementing a direct mail campaign and nervous about costly mistakes.I do not whom to mail out at this moment just yet since I do not which type of motivated seller should I target as a newbie, this cost can bury me real quick if not careful since funds are low to start with.So if you were a newbie and just getting started as I am what top tips and steps would you take to launch a good direct mail campaign ?

If you have a hot water heater in a basement or outer room that has an outside door, make sure it is sealed to prevent drafts as a draft across the HW heater can cause a pilot light to go out.
