People use letters, road signs, car signs and many money spending marketing techniques to generate a piece of business.

Found a lovely 5 unit building today , on the corner of Pine  and Cemetery road . the cemetery itself is hard to see from the house , as it’s further down the road , but the road sign is  visible from every window. 

Not necessarily looking for RUBS or any sort of utility bill back as this is already in our business plan, instead someone who can come in and identify utility bleed over, and implement cost savings solutions primarily for water. 

We will most likely sell this a few years down the road with full occupancy to 1031 exchange it into something larger.

Also your Realtor, down the road, will start to know what you are looking for and start presenting them before you ask.

This would most likely reduce a gain (if sold) down the road, and increase your depreciation deduction annually. 

-I don't NEED the cash, but would prefer not having to rely on purely a 1031 exchange to use the money to buy deals due to the tight timelines for identifying and closing. 

Not necessarily cleared but all roads, utilities etc but not well and septic if you do not have water and sewer but otherwise ready to break ground.

Not all information will be up to date, so when considering map views, try views from main roads.
