Unless your budget and ARV justifies many tens possible hundreds of thousands in repairs I’d probably walk.

Probably 4-6 hundred dollars/month, but hey, that's still better than $1200/month paying rent.

However, you can do a cost segregation study and certain assets can be expended in full under bonus depreciation for example, resulting in several hundred thousand dollars of depreciation expense in year one.

It’s hard giving up $20-$25k in rental income “forever” by selling to make a couple hundred k today.
