Not into roommates so I think house hacking is out. 

I have come across multiple properties - typically houses that require rehab - where the seller is not the owner of the property but what I believe to be a wholesaler or investor who has been assigned the rights of the property to sell to an end buyer (me) for a (substantial) fee. 

Viewed another way the house generated $9,400 per month in appreciation over the last 9 years. 

We currently have around 175K in equity in our house we are willing to access some of it utilizing a HELOC but we want to get connected with investors that can help us walk through this! 

My current rent is $2875, but similar less-upgraded units in my community are listed for $3100.For context, this is a town house in Northern VA and my tenant has been great for the past two years.

I want to put in 5 percent down on a single family house in metro Atlanta .  

Would love to join, if my offer is accepted I will suddenly have 2 STRs because I spent the last year converting and living in a 35 ft school bus that I plan to list as a unique STR, while I house hack the new property(The property I put an offer on has an established AirBnB).
