You can also have one person be chosen to manage the project and then that person holds all the funds in the account. 

I think my hurdle is that if I don't still have a traditional job, I need my deals to be something OTHER than buy and holds as that ties up capital, but I know BRRRR which can pull equity out is also very competitive.  

Where should I look for a buy and hold rental?

My plan for this property has always been buy and hold, essentially forever, since the dynamic in the market requires no work on my part to rent or manage the unit. 

With this, I find it hard to believe someone can make money on this as a flip or investment for rental or even Buy and Hold for a while.

I am looking to expand my buy and holds into northern Alabama as well.

As for sown payment - you should be able to get by with less than 20% if you buy with equity, especially after the 6 month hold time.
