Hi Cody,There are non-QM loans that can qualify you for self-employment income with high DTI.

I don't think you run the risk of not being able to fill that vacancy because rental demand for a $1k apartment is very high with very low inventory for that rental price point.Hope that helps!

My question is: will the section 8 authority turn down a lease altogether if they think the rent is to high? 

I have gathered information from the association, classes I’ve attended over the past couple of weeks, the media, Youtube videos, and a host of other sources.

The guests are horrible, the expenses are very high, and the ROI is awful.

I would highly recommend checking these out each month, along with any networking events in the area.

I recommend talking to your CPA, but it's my understanding that as long as it's not a cruise, education of this nature is a write off, regardless of the country :) Again, I highly recommend talking to your CPA to confirm how to go about this!
