Some of the inspected items are:- Does the property have electricity, water and sewer and is it accessible via a street- Heat source is required but a/c-Roof must not leak although this is a visual inspection only-Mechanicals must operate and be safe-No peeling paint-Smoke detectorsNO ONE SHOULD EVER RELY ON THE APPRAISER IN LEIU OF A PROPERTY INSPECTION

But if I think someone is going to waste my time by having me show them 50 empty homes with no AC running in the 100+ degree Bakersfield heat only to end up not making any offers, only then I will draw the line.However, if I know a person is serious (they are prequalified already, they are eager to compare properties and submit offers, I believe they will actually perform and not waste my time, etc) then I'll sweat through my nice suit all day showing them houses!

If a home owner wants to sell and they have unfinished renovations, and are taking the only source of heating with them, is this easier for a "flipper" to come in and handle, and how does that generally effect pricing and offers?
