I had to look up Nassau (I’m not originally from NYC and had no clue where that was haha) and unfortunately that is too far away from my area of preference.

If you had no appreciation in the last 5 years then I would absolutely convert it to a rental.

He had no idea on what the house was worth, and just wanted us to throw him an offer, so we offered a pretty low number due to the condition of the house, and he jumped at the opportunity.

Now why would I go after THEM for damage to my floors and a "lingering poop smell" when really, they had no money to their name and I'm just as much at fault for bringing in bad tenants and not taking care of this more quickly and judiciously.If you look at this problem as you are the cause, which you should, then I think you would realize this is a great learning lesson.
