@Grace Wang Unless you have a trusted partner on the ground, operating in this market at that price point, when you are going to have to run a rehab from out of state is just asking for trouble in my view.

thank you all so much for your input.it seems i am having water in the basement only when it rains and after 3-4 days it dries up. how can i or the plumber check whether the water is coming from the ground or from the walls or from the backyard ( which is half cemented ) ?

Michael, as it is with most folks here, they want to go out and fly the airplane and skip the ground school where they learn why and how planes fly.Gurus don't teach ground school (for many reasons, for one you'll develop a BS Meter they don't want you to have because you won't be buying their garbage)!

in my opinion, since this backyard looks like it is very uneven, and the backyard is not so big, you can build a deck that is just high enough so it can clear all the uneven ground, then fill in the rest with something low maintenance like gravel.The walls you can do a wooden fence or something that would be even less expensive, you can do a bamboo fence.
