My grand father bought it many years ago for taxes.

My ADU was smaller than 500, so the fees were waived. 2000+ is not much in the grand scheme, but just thought I throw it out there for everyone. 

Until you have dropped $30,000.00 (thirty GRAND) of your own hard-earned money on an actual rehab, been stressed out when you are running short of funds, or had to explain to your significant other that you cannot do X because you spent it all at Lowe's, your cute little 1-sheet deal flyers are probably going into the trash/toilet where they belong. 

Went to the grand opening of the Swansboro, NC rec center today...walking distance...in the park with tennis, walking trails, skate park, awesome playground ( to be 8 years old again...sigh).

So, We have 2 new grand daughters.

I'll be there tue/wed with my 2 newest grand daughters( by marriage this last weekend). ages 13 and 5.

Its ESSENTIAL you have several grand available, cash or credit, so that you can pay a $3000 bill TODAY if needed.

Few things can be better than a good realtor/client relationship and throwing it away for 3 grand on a decent size deal just doesn't make a lot of sense to me.

I'd suggest looking into Grand Prairie, Fort Worth, & Mansfield as well!
