I would love to be able to furnish/decorate a whole and buy it all from amazon(or something similar) and it be designed tastefully and turned around quickly. 

We just worked with them on the design of an ADA compliant entrance on a commercial storefront. 

This is designed to encourage business activity, and help cushion the fiscal blow investors and companies take when financial events don’t turn out quite as well as would have been hoped for.

Tile is virtually non-absorbant and grout is to when compared against carpet.Moral: design your properties defensively.

Thanks Curt & Zeke , I used to work in architectural design for my fathers construction company here in Columbus OH, I use Sketchup for quick renderings, layout for my blueprints, and Lumion for my renderings!

Two of the vacant residential units were already laid out as 2 bedroom units but the 3rd is large enough to be converted into a nicely designed 2 bedroom unit as well.Anyone who saw this building on the MLS likely dismissed the building right away based on the public record characteristics.

It’s not that simple though considering if I buy a place for 20k outright and you buy a place  for 200k that required you to put 50 grand for a down payment .i could still in theory make significantly more in cashflow with much much  less skin in the game .

How much are are renting the property for would influence my design decisions. 

I could have my website designed to take bookings but figured if there is something out there that is tried and true, I’m not looking to reinvent the wheel here, so please share any programs you feel are worth a go.  

We could probably go cheaper if we hire hourly but we use an established VR cleaning company with our own designated cleaner for most cleans.
