So before we draft the agreements and head down to a lawyer, I'd like to run it by experienced folks in this forum.My take is that partner provides the sweat equity, and I provide the real estate; ie, free use of the house as a facility, but ownership and major maintenance remains mine.

On the inside it is easy to tell kids would come in and hang out and get wild as there were dozens of liquor bottles and cigarette butts strewn throughout all the units.The carpet was horrendously stained with God knows what but luckily it didn't smell as bad as it could've thanks to no windows :) Holes in all the drywall and most faucet heads missing.

Well, but it'd be much easier for anyone out of town to drive into town in the evenings, because traffic is heading out, but pretty impossible for anyone in town to drive out of town.

The difference between the two is about $25k off the top of my head, with no other mortgage on the property, from about 110 on the lower appraisal to about 135 on the higher appraisal.

@David Flanders from what I know on the Account Holder end of SDIRA @Brian Eastman hit the nail on the head - what you are looking for is a Unicorn :-)With that being said, there are/may be Private Lenders out there that are willing to do this.

Just to continue to learn until I feel more confident in my foundation not out the game just don't want to get in over my head there are still something things I would like to have visibility to just from the outside currently.
