A private money or hard money lender is going to want to see that you're financially stable and have some 'skin in the game' so to speak, with some of your own capital. 

Your best route would be to team up with an experienced commercial agent within Keller Williams, let them have the lions share of the commission.....you’ll learn and more importantly you won’t miss something that would cost your client dearly.....commercial is a Whole different game.

Anyway, after reading Ch 3 and learning that investing in REITs was a thing, I said 'Shoot, I can do that and build up my portfolio!'

So financing it is an issue.I have experience with several remodels, additions and gut rehabs for my properties where I was the GC (planning, permits & inspections, subcontracting)I can probably start small and purchase cheaper properties with cash (around $100k+) and rehab/remodel/rent/flip and build up a portfolio.

This is the moment to become a bigtime player or simply build a safe portfolio of passive income. $500K gives you so many options. 

The reason why I don't do my own work as a GC is because I am also a real estate agent on top of that I have 39 units in my portfolio.

I am very early in the game and I'm looking into business entity formation for California.

I have four single family BRRRR properties in my portfolio where I have done the BRR but have yet to add on the last two Rs of refinance and repeat.
