Hi BP,I've found a deal I'm vetting out for purchase, it's 3 Section 8 homes in Youngstown, fresh renovations, fresh leases, and the price is right.  

It's crazy... we have the greatest source of unlimited free fresh water.It's all infrastructure expense... paying for the sins of our (political) fathers.I am hopeful that sewer infrastrucure will one day become a Trump initiative.

I agree more curb appeal would come from a paint job, but if newer paint, I would just clean (maybe tsp and light bleach) on half with T-1 11 siding in the photo--maybe the weather side, and roll it out the same color, a fresh coat (or primer, like a fresh start primer, if stained). 

If the docket is light, I will also add folks who meet the minimum qualifications in between the stronger candidates to fill my dance card.Right after the showings while the experience is still fresh, I sit down and fill out a T-chart for all the prospects I would consider.

I got a taste of it early on as a freshly minted agent at 18.. when my friends were making 2 bucks an hour I was making 1k commissions in 3 or 4 hours of work..

Now maybe they'd make an exception if I had someone backing me up or a previous relationship... but not a fresh partner.

When they move out a few cosmetic things like cleaning, new carpet and fresh paint will boost the rental income substantially.
