During that conversation I told them that no contractor can promise they are going to be able to keep water out of the residence but they insist on still wanting the property.Again more weirdness me and the tenant had a big blow up argument a few weeks back around me waving rent which I decided to do during this whole fiasco I did a lot of digging and found out that she lied on her application with how much rent she is paying at her current residence with her landlord. 

As we complete the rehab, we found a local lender who can lend to an llc.

I found a property and got a buyer but I have the property under contract and I wants to sell the property or contract to the buyer but she has a mortgage to purchase the how do I get paid by that at closing or can someone run me through that process

I am still rather young (26), but have found real estate investing much more exciting/lucrative than other investments.Since beginning my journey I have acquired 5 rental properties that are all cash flow positive.

I found out that as an investor with Fundrise, the investor is not the 1st lein holder against the properties invested in, so if they go sideways then the investor may not get their money back.

Found an almost turnkey 4 plex on market that would cash flow when we got the rents up.

Found this deal through word of mouth and a lot of persistence.

I've been looking for houses for about 8 months. 1999 Market was on fire I put down several offers on homes people would come in with cash offers and get the property or there was a huge line of offer prior to mine.My aunt actually found the house that was for sale by owner.It wasn't in the best condition but I knew I could do the work and fix it up and turn a profit on it and it sure bet renting.

We seem to have found a niche here and deal flow is actually picking up because of that.
