I usually run my numbers assuming I am trying to release it and what it will take for me to re- lease it.

But I have also built a small team.One thing I'm struggling with on the BRRRR strategy for me is the refinance piece.   

His fee at the time was 10% of the rent and he said for me to spend over $2,000 for him to make 6 phone calls a year wasn't worth it.Turns out here, and most everywhere, it's finding people doing these small jobs that proved most difficult, because no one wants to pay for it.

He said he would find a loan officer for me who could assist further. 

I'm currently a senior in college and plan on graduating in the Spring with a degree in finance, and am currently still living with my parents and have no major expenses outside of paying for my car insurance and phone bill (Lucky, I know).Given all the experience and knowledge on this site, I was just curious what would be the best way for me to start out?

For me, meeting tenants is perhaps the most important thing; it gives me an indication if I can stand the place or not.

But I’ve had reasonable offers form them though a few have mentioned 25% less than market offers. 

He has agreed to be a sort-of mentor for me, guiding me and allowing me to come to him with ideas, deals, questions, etc....
