Fees:7-10% of monthly rent seems to be commiserate with our area but the rest of the fees are really all over the place depending on the company.

@Jacob Mallison I'd say the best thing you could do for a Realtor is to provide leads for your clients that want to transact real estate.We're always looking for leads - especially those from referrals.You might not know this, but in most, if not all states, it is illegal for a real estate licensee to pay any kind of referral fee, finder's fee, etc to an unlicensed person.That said, if you want to find a good agent, look for someone who is full time and hungry.

Late fee is 10$ per day after the 5th....so she is up to 100$ as of today....she says she's bringing me the other 300$ that she owes on rent on thursday...but she can't pay the late fee...so my question is does the late fee continue to accrue until she's paid the total WITH the late fee or do I have to stop it accruing as of wednesday if she pays thursday?

- property management fee (someone has to manage this property, even if your self managing you need to pay yourself for your time) I would use 8% for a property management fee ( there is a whole litiany if charges such as placement fees etc that get charged as well but to keep things simple let’s use 8%) keep in mind your area might be unique i would call some local PM’s to get a feel for the cost.
