I do see risk in allowing a tenant to run any kind of business out of the home, but am curious if there is a premium amount that would mitigate some of that risk.

This was my first deal with a 30 Year fixed mortgage and the paperwork was the biggest challenge.

Some DSCR lenders will go down to a $75K value and a $50K loan amount.

STR loans qualify similar to LTR, and with the usually higher monthly rents from STRs, the lender can leverage higher loan amounts. 

Hey guys,I am looking to do some fix and flips in the Oklahoma City area.

I currently do not have the amount I need for the full downpayment, plus I do not want to leave my current business at 0 in its savings.

I think the job would take a solid 3-4 days to complete, but the family doesn't really take vacations and I don't want to pay for a hotel for them to stay in during the time that job is done - even if they left, the amount of stuff to work around is troublesome.  

The cash flow looks great for that amount of money.

We plan to fix up each unit as they open up and raise rents to market.
