Be careful with properties that need too much rehab and won't finance, a strategic lending parter can be helpful there.

I am trying to support them by finding investors to assist in buying lots and financing  their construction.I am familiar with the actual development side, but not so much with the investing and deal making (that's why I'm here to learn more), when I connect a builder with an investor, what would be a fair price to charge so I am compensated for my effort.

But you can't have enough solid contractors in your back pocket in this market, so I think that's very smart having some backup options to compare quotes so you're not stuck using the PM's guys and their 10-20% mark ups all the time!

Many lenders offer up to 85% on investor financing for a 1-4 unit purchase transaction. 

I understand thought about equity in properties but what have to keep in mind is how it views from financing side of the table.
