@Irina Belkofer - The transfer most likely will trigger the Due on Sale clause (DOS) - in the past, instances of the banks calling the loan due might been rare due lowering interest rates, but in an environment of raising rates, and especially with older loans where the bulk of the interest portion was recovered already, the bank has plenty of interest in recalling the loan and redeploying at higher rate.

Perhaps for some investors, in some instances, that might be a viable option.

Sure but those instances are hard to prove and very very rare. 

For instance, If I acquire a property using Creative Financing ( Master-Lease etc..) and were to get a Bridge-loan based on the Asking price of a property, I would then use that money to increase value ( renovations, CapExpenditures etc...)....Now when I've stabilized the property  and I'm ready to move to a traditional-loan, Can I use the money from the Bank's traditional loan to pay off the Bridge loan?...

For instance,  it'll be easier to LO than convince a seller to sell their property for for 60% MKV then wholesale it.

There are instances in which the HOA might need to come up with funds in excess of the money raised by the monthly fees.

Often the lower risk asset in a real estate has higher appreciation and rent growth that outpace higher risk and higher yield assets.So many investors I know who invest in other places for instance might not touch something I invest in.

In this instance it worked in my favor.
