Ever,A sign of failure is in fact, changing dates of pay, multiple times, multiple closed portals that used to be large, changing terms, failure to pay.

(Yes, I know; that advice goes against the "failure is not an option" syndrome - but UNLESS Sellers are genuinely OK with selling for significantly less than market - I suggest: move on)!

BTW - @Russell Brazil - I used MarylandEvictionsOnline.com as well, and they processed all of my "failure to pay" and "writ of restitution" documents for what I believe was a fair price - our tenant paid before we ever had to pay $800+ for their eviction services.

I'd let them know that you will be informing Section 8 dept. of their failure to make payments. 

Curious as to where you saw the 70% failure rate for TICs?  

For sure check your state laws.. if you hold your self out as a lender in any Manner in certain states CA being one you need proper licensure... failure to do so can lead to treble damages..

However, at that very moment I understood the impact of my failure to act.  

So it would appear that he had not intention of trying to close by the deadline which seems like a blatant failure to perform to me. 

Personally, I don't like it when the client buys the materials because if there is ever a warranty issue is the failure in the material or workmanship or both?
