The water for the building is not metered separately, so I will be responsible for that bill, and the water district confirmed its going to be a pretty substantial amount (considering how low rent is).

Overall appreciation for the average single family home was 12.17% which is consistent with other urban core neighborhoods in the Near East district.

There's a pocket of really cool homes in the historic district that you can get tax breaks on if you fix them up (intricate process) and there's a good opportunity to BRRRR in the area when that's not the case in much of Durham due to home prices but renters are there - you just have to know what the renters want :)It's also a cool little area nonetheless with great people and awesome food.

Would not be too different from property adjacent to the land, which is TH / MF district.  

If you're looking in the student areas of Kalamazoo, you are quite likely in a historic district so make sure to find out if it is or not.

The house is in Anne Arundel County, in a water accessible community, and in a good school district.

The historic district has its own headaches, and because the house had already had some non-approved rehab that was not up to code, it felt like we were chasing a moving target. 

It's within one of our country's major business districts and is a walking distance from offices, huge malls, international schools, shopping areas.

The best thing to do is figure out what district the property is in and go to that district's councilperson's office and ask for help.  

better school district should command higher rents and better cash flow, all other things being equal
