In my personal experience insurance can be extremely confusing.

You can also run stats on how much inventory is out there by city and price point etcBest general advice... nothing new here, but what I've found to be most true:1) get extremely comfortable with working deal numbers so you can confidently take action when right one comes up.

This is extremely useful for beginners like me that have no clue what is behind the scenes of using hard money to fund a flip.

Bank is selling the property as-is and after the home inspection report came back we were able to negotiate $10k as a credit on top of an already extremely discounted property.

Im not familiar with the area but are you prone to extreme high winds like tornados and hurricanes or even straight line winds?
