I have worked at multiple investment banks and the odds that a picker will outperform over an extended period are very slim.

What you can look into is to see if your home policy will allow extended liability coverage to a second dwelling.

My market is relatively strong throughout the year but I still find it easier to rent extended stay during the academic year and STR in the summer. 

From what I understand they've made multiple extensions and sellers aren’t extending again.

Of course I don't know any area as well as my home but i wasn't opposed to taking an extended business trip (about 2 weeks) to any areas that seem promising.

The reason I ask is I am under contract on a hotel property in NJ and we were going to turn into long term rentals but there are a lot of costs involved with switching it over vs we operate as a extended stay hotel unfurnished/furnished where we would essentially just be long term rentals.

I remember people mentioning that they never see cars at some of the motels owned...I laughed because they were always full, the guests didn’t have vehicles :-)I’d recommend only buying motels where the city grants the property as “extended stay”.

They suppose to move out on 12/23, but recently they said their new rental place is not ready want to extend until 1/1/2020.

I hear they do lines of credit on investment properties which may be a better option , if you won’t be using all your funds immediately and for an extended period of time.
