Does anyone have a good link or can explain the basics of "seasoning"?

I started the conversation explaining how I invest in properties and then showed them my research.

Explain that to them and at least give them the option to accept or decline it.

The legal documents will chage state to state but the concept is what you need to explain.

Explain that a legal proceeding is going to be detrimental to them, and you are willing to help them out.Try to collect as much possible upfront, and spread the rest of the payments on a plan.Good luck!
