Certainly not overnight, but those who were able to buy upwards of $500k-$1,000,000+ worth of property in Southern Cali, Vegas, Denver, etc. back in 2010, probably saw their net worth double or triple in the following 9 years.I consider $1mm as 'wealthy' so that's my metric for this exercise.

@James Masotti Good perspective...the point is that BRRRR only works in a handful of situations...like you said, paying cash and exercising delayed financing exception....at the end of the day you are still assigning debt to your properties...my modest duplex I bought 2-years ago with a purchase money mortgage for $35k has no lien, appraised at $75k, and cash flows (yes cash flows) $1,250/mo...that is better than my next four MF properties that have debt.
