I don't have to execute on my option to buy until next year (when the lease will renew anyway) and it's doubtful I will pass underwriting for a second loan this year (W9 and LLC income have less than a year of history).

. :)I did end up accepting their last counter to me last week for the property I was watching and we have an executed contract, planning to close mid-October.It's just a horrible system for selling a property.

@Bill Bell  could you market it as an "executive rental" for CEOs and higher level employees whose corporations need to rent them places to live before they buy their own homes?

You will or should go look to the HOA foreclosure and ensure it was properly executed around the details of the death.  

If a person, for example, was suffering from a legal disability at the time he orshe executed a deed, the grantee-claimant does not receive actual title.

Once I'm done I just let the listing agent know that this customer is good to go so go ahead and get the contract fully executed. 

My short term goal after executing my initial plan is to purchase 2-3 properties per year to gain experience and supplement my income.
