The Homeline books are excellent.  

I eventally found an excellent property manager actually by searching BiggerPockets.

So are you using a homegrown excel template or something else?

Should we use pm software, free software, Quickbooks, paper, an excel spreadsheet...any ideas?

We are currently using Excel spreadsheets to organize our buyers list for different zip codes in Florida (getting deals isn't an issue, so just focusing on optimizing our system here).

I had been using combination of Cozy and Excel to track rents.

Situation: So a great 4-plex just came back on the market that we would love to buy it, as it already cash-flows (with tenants) and is in an appreciating area.Problem: We do not have the 25% down ~$110K that most lenders require.Options: we do have 2 other rental properties out of state with significant equity, and we have excellent creditQuestion:  What is the best financing option to acquire this property with the lowest down payment and closing costs?
