I am in contact with someone from their bank and want to check here first before doing anything.On that same note, I'm looking to connect with 2 private money lenders just to network and see how that side of the business goes, and possibly use for a deal that I have going now,and for future deals. 

@Adam Webb, why is the bank willing to refi if that will make cash flow negative.

I am looking to find a local bank/lender that can provide a commercial loan on my future purchases.

Zeus Mortgage Bank, Jet Lending, Investor Loan Source and of course your local bank and credit unions. 

I have the cash to purchase this property, but I'm asking the more experienced investors on what they would do to leverage financing from the banks so I don't have to deplete my capital.

This move will technically allow the bank to trigger this clause but supposedly they rarely do.

Go into a branch of 1st Bank.

My job is transferable, I have already spoke with several banks and finally found one I like.
