Nobody did - except one.The woman who did engage legal council was an 84 year old widow who had paid 24 years and 4 months of a 25 year mortgage.  

The fees I see builders pay agents vary in my market from 1% to 5%.Also keep in mind, if they are a salesperson or associate broker.....they may have very little power to negotiate that with you, as it is their broker who can decide if they can engage in the practice, and not themselves.

There are a few funds that have been created, but it seems like no one wants to be the first player to really dive in, since there's still uncertainty on the regulations.

This place seems really great and I am looking forward to engaging with like-minded folks.I live and work in MA and am looking to buy a low cost investment property in NH. 

The downside is that it does not get institutional cash from the very largest players, but there still is a lot of private money from both in town and outside of town who invest very successfully in the area.

So buy their books, join their programs, engage in their community.

The other players are Opendoor , Offerpad and Redfin .

Well I have to say it sure is nice to see some players in my area doing well and making moves.

You most definitely will want to engage a syndication attorney and they are expensive so make sure to factor that into your deal. 

If you can hack it you can become a real player in the industry.
