Is it management related from tenants or investor scam related like the Morris Invest stuff? 

In an industry that can get very foggy with fakes and scams, BP in my opinion holds honesty and clarity.

You will encounter some in this space that are not licensed and you should be careful.  

I'm not sure what kind of scamming they do.

Hey everyone so I know how to wholesale houses so far and I've encountered another thing to wholesale, land!

When this has been discussed on BP before, I've encountered extreme skepticism by others who say they have never seen such a guarantee honored by any turnkey provider.Thank you @Gregg Cohen and team for working through a difficult situation with the eviction moratoriums.

I've encountered this numerous times...Shingle-like metal may be another story, but I am still leery.  

Given I am out of state and I have never encountered this type of issue in the past, my first reaction is to 1) reach out to the property management company to see whether this is part of their scope and 2) start looking for attorney to get legal advice. 

I am encountering a lot of deals that where the above business model (of increase the rents with low cost upgrades in good areas) is very repeatable.I just closed on the purchase of a 347 unit apartment portfolio and another 42-unit apartment building.
