Personally, I tend to think that we have enough other fundamentals going for us in this region (wine, tourism, proximity to bay area...) that it won't have a huge effect, but I'm curious what others think.

The properties I'm looking at are all very closely regulated by the city and there aren't a lot of random trailer parks around or anything to that effect.

So, how would that work with closing costs and effecting potential profits?

You're able to add text with either which is important to me, and they are responsive.Even windows live movie maker works well (transitions, effects, text, sound track) and is likely already on your computer unless you have a Mac.

I call this this the HGTV HouseHunters Effect -- some people seem to have way too many "wants", but not always the means to get them.  

Unfortunately, money has that effect on people.

In an option, you can not have requirements for performance by the optionee either, otherwise it can just be a purchase contract and that could effect the option price paid.

The easiest and most cost effective method of removal would be a contract to leave while paying (although it feels like you're getting taken) the 'tenant' a small amount.
